Welcome to the first day of Spring 2011!

Spring time is definitely on my mind after visiting the Philadelphia International Flower Show last week. With just an hour train ride from Lancaster and 2 stops on the metro from 30th Street Station, I was walking by the Eiffel Tower and visiting Paris at the Convent on Center.

The floral arrangements were awe-inspiring as usual with an animal topiary carousel, gardens and water parks, the Paris underground and bistros. I enjoyed the miniature displays as well conveying street scenes of Paris “painted” with floral and green plants.

There was even time to attend a vegan cooking class by Chef Christina Pirello from Christina Cooks.

I wanted to post this earlier but had technical difficulties with the video server and then had my own case of a nasty "spring fever". Enjoy the sights and sounds from the 2011 Philadelphia International Flower Show.. Spring Time in Paris:

Mark your calendars for next year’s show which will be held March 4-11, 2012.

Millersville University Women’s Basketball Team is heading to the

NCAA Division II Tournament for the 4th year in a row!  

MU will be playing West Liberty tomorrow, Friday March 11th at noon in the first round of the American Regional Championship hosted by Edinboro University in northwestern PA. Millersville’s 22-6 record will be paired against West Liberty’s 24-6 record, a team Millersville defeated last year in the first round of NCAA.

Other teams in the Atlantic Regional Championship are Johnson C Smith, Glenville State, Shaw, Charleston, California University of PA,  and Edinboro.

Second round games will be held on Saturday with the finals at 7pm on Monday. The Regional Champion will be in the Elite Eight and travel March 22-25 for the finals at Missouri Western State University at St. Joseph, Missouri.

Congratulations to Aurielle Mosley & Mashira Newman were named to the All Pennsylvania Conference East. Aurielle was selected to the First Team and Mashira was named to the second team. Coach Mary Fleig earned her 500th win earlier this season and is looking to improve Millersville's NCAA performance this year.

So what  is happening in the Lancaster County Real Estate Market in 2011?

Lancaster County Association of Realtors published their January 2011 report this month.

According to the report based on mulit-listing statistics, 206 homes sold in January 2011 vs 207 homes sold in 2010. 44% of those homes sold were on the market for 60 days or less. 36% of homes that sold in January were on the market for more than 120 days.

Only 643 listings came on the market in January 2011 compared to 759 that appeared on the market in January 2010.

301 homes went under contract in January 2011, only 2 less than the 303 homes that went pending in January 2010.

And the prices?

Overall, the average sale price for homes sold in January 2011 was $ 176,352 vs.

$ 188,107 in January 2010.

But I like to dig a little deeper.

78 townhouses sold with an average price of $ 133,226.64. Here is the breakdown by school district.

There were 124 Single Family or Detached homes sold with an average price of 211,511.78.

Glenn Yoder, LCAR President, is optimistic with his remarks, reminding us that the 2011 sales numbers are very similar to the 2010 sales figures when the first time homebuyer tax credit was in effect.

This is one sign you don't want to see in your front yard if you are trying to sell your home:

The exterior of your home and street view are the first thing  buyers see and they start forming their impressions of your home as they pull up to your home.

In this economy with so many homes on the market, you want your home to stand out and say to the buyers “Pick Me. Pick Me”.

As spring approaches, here are 5 simple ways to improve your curb appeal.

Start with the obvious

1 Yard Cleanup
Mow the grass, pull the weeds and remove the twigs from your yard and garden. Add fresh mulch to your flowerbeds. Tidy up and enjoy being outside.

2 Windows
Do your windows need to to be replaced?  It may be expensive but the improved appearance to your home will definitely be an asset to your home If you don’t have the money to replace the windows, do wash the windows. This improves the appearance of your home not only from the outside but also from the inside.

3 Take a look at your driveway
The driveway is one of the first things a buyer sees and feels as they walk or drive up to your home so take a hard look. Does it need a new sealer? This can be inexpensive and done in a relative short period o time.

4 Create a welcoming porch
Make your front porch welcoming - add a few chairs and table to your porch. Or if your porch isn’t large enough for furniture, add a few colorful planters. Remove the recycling boxes and put them out sight  Replace the light bulbs and if needed , install new light fixtures.

5 Exterior walls
If you have aluminum siding, consider power washing the exterior to spruce it up.  Does it need a new coat of paint? And don’t forget to include the front door. It may need a fresh coat of paint or a good power wash, too

These simple steps make all the difference in attracting buyers to your home and making your curb appeal the best possible.

You’ve served our country, now it’s time for you to be rewarded.

If you are a member of the military, the Foreign Service or part of the intelligence community who has served overseas, you can still take advantage of the $8000 tax credit for first time buyers and the $ 6,500 tax credit for repeat buyers through April 30, 2011. You must sign a contract by April 30th and settle by June 30, 2011.

Qualified Service Members are:

• A member of the uniformed services of the U.S. Military
• A member of the foreign services of the U.S.
• An employee of the intelligence community

Eligible military or federal employees must also have served overseas for at least 90 days between December 31, 2008 and May 1, 2010.

Homes to be purchased can not exceed $800,000.

Many in this group will also qualify for a VA loan - which usually requires no money down. So what are you waiting for?

With it’s win Saturday over Kutztown 67-58, The Millersville University Women’s Basketball Team has attained the Number 2 seed spot in the PSAC (Pennsylvania State Athletic Conference). Millersville will be hosting the first round of he PSAC Tournament on Tuesday March 1st at 7pm. They will be playing  the number 3 seed - West Chester. Bloomsburg has held onto the number 1 seed spot with a 21-5 (PSAC 13-1) record.

This is the 15th straight year Millersville has made it to the PSAC playoffs.

Semi-finals will be held Saturday March 5th and the Finals will be held on Sunday March 6th.  The site for these tournaments will depend on the outcome of the games on Tuesday at the remaining highest seed school.
